Heronwater offers an extensive range of
services and can tailor a package to suit each client accordingly.
Standard Building Contracts
Works carried out from an agreed schedule of works created
by the architect and client. Standard building contracts are
overseen by the clients architect and any other professionals
the client decides to use. Heronwater has completed many standard
building contracts over recent years.
Design and build
Is an alternative to the more traditional building contract
consisting of approaching an architect first and agreeing
a schedule of works that is then put out to tender to several
contractors.
Design & Build brings with it a number of cost related benefits
including early input from the contractor on buildability
and cost and also saves time that is normally wasted on the
tendering stage and subsequent variations from schedule prior
to commencement of works.
Renovation
Renovating and restoring houses to their former configuration
and quality is our main activity. Our tradesmen and craftsmen
are capable of restoring a Grade II listed property, and can
easily restore non listed houses. We regularly convert flats
back into one house, and are well versed at structural works
involving underpinning, steel beam installation, party wall
matters and so on.
Refurbishment
Primarily cosmetic work, with little or no structural involvement.
A typical refurbishment would usually include a strip out
followed by the replacement of all finishes, bathrooms and
kitchen, and finally a full redecoration. As property is usually
"tired" 10-15 years after the last refurbishment, we carry
out lots of refurbishments.
New Work
This is frequently associated with renovation and refurbishment.
We are used to conducting loft and basement floors conversions
and rear and side additions to conform sympathetically with
older buildings.
Consultancy
We are often asked for advice regarding residential property.
A typical situation would involve a potential purchaser asking
us for a "ball park" figure to refurbish a property prior
to exchanging contracts. Another common scenario is when a
potential vendor wants to know if they should spend money
on a property prior to a sale/letting and if so, how much.
Project management & cost planning
Benefits clients with more complex projects, and offers reliable
identification of the relevant strategic issues. Its scope
includes the following:
1. The identification of the Client's objectives and the development
of the brief
2. Creating the budget and project programme
3. Monitoring construction
4. Supervision of the project
Interior design
This is process of planning the layout and furnishings of
an architectural interior, and can be a helpful tool to clients
when faced with decisions throughout the project. For example
the electricians will lay their wires at the early stages
of a job and will therefore need to know where all sockets
are to go. This means that the clients will need to know where
the furniture is due to be whilst the property is still a
building site. In our experience, the use of an interior designer
can really help the client, if they are unsure about the final
layout and look.
Landscaping
From large gardens, to small courtyards, we offer a superb
landscaping facility including levelling, children's recreational
toys, fencing, tree removal/planting, flowerbeds, lawns, potted
plants etc.
